GREG LEVESON shares his tips for vendors to help make inspection days stress free,and your home as attractive as possible to potential buyers.

KEEP UTILITIES ON 
Even if you’ve already moved out don’t switch off the gas/electricity during the sales campaign period. There are also plenty of potential purchasers who like to check appliances such as ovens and stoves, and lights should be switched on during inspections.

LET THERE BE LIGHT 
Open the curtains and blinds, too, as filling rooms with light will make them look more spacious.

KEEP IT CLEAN 
If you’re still in residence during the sales campaign period, make sure your home is spotless for open inspections, and the furniture and homewares are placed where the property stylist has intended.

PACK AND RUN 
To help keep your home looking clean and clutter-free, keep a few storage tubs handy to help conceal every day items such as wet towels, dirty clothes, toothbrushes, even unwashed dishes if you’re running late! This is also a good idea if you have any valuables you want off site during the inspection, such as jewellery or laptops.

EVERY DAY IS INSPECTION DAY 
Ensure the outside of your home is always well presented at all times. Even when its not inspection day people will be passing and see your sign outside. Also, interested parties often drive by for second and third looks.

BE READY 
Don’t just be on time for open inspections – be early! Have you noticed how many people are waiting outside homes well before the designated time? Your agent will also arrive early to place extra signage and get organised so don’t get caught in your pyjamas!

LEAVE THE HOUSE 
Visitors and the agent will feel more at ease without the home owner hovering around looking over their shoulder. And it’s more pleasant for you – you wont’ have a sense of invaded privacy if you’re not there.

APPEAL TO THE SENSES 
Your home will be looking beautiful but you can give it extra appeal by working on senses other than the visual. Place flowers or subtle scented candles around the home, or brew a pot of coffee before leaving the house to make it smell home-y and welcoming. Putting on some beautiful music will also help create a serene environment.
