GREG LEVESON shares his tips for vendors to help make inspection days stress free, and your home as attractive as possible to potential buyers.

Even if you’ve already moved out don’t switch off the gas/electricity during the sales campaign period. There are also plenty of potential purchasers who like to check appliances such as ovens and stoves, and lights should be switched on during inspections.

Open the curtains and blinds, too, as filling rooms with light will make them look more spacious.

If you’re still in residence during the sales campaign period, make sure your home is spotless for open inspections, and the furniture and homewares are placed where the property stylist has intended.

To help keep your home looking clean and clutter-free, keep a few storage tubs handy to help conceal every day items such as wet towels, dirty clothes, toothbrushes, even unwashed dishes if you’re running late! This is also a good idea if you have any valuables you want off site during the inspection, such as jewellery or laptops.

Ensure the outside of your home is always well presented at all times. Even when its not inspection day people will be passing and see your sign outside. Also, interested parties often drive by for second and third looks.

Don’t just be on time for open inspections – be early! Have you noticed how many people are waiting outside homes well before the designated time? Your agent will also arrive early to place extra signage and get organised so don’t get caught in your pyjamas!

Visitors and the agent will feel more at ease without the home owner hovering around looking over their shoulder. And it’s more pleasant for you – you wont’ have a sense of invaded privacy if you’re not there.

Your home will be looking beautiful but you can give it extra appeal by working on senses other than the visual. Place flowers or subtle scented candles around the home, or brew a pot of coffee before leaving the house to make it smell home-y and welcoming. Putting on some beautiful music will also help create a serene environment.

“The time eventually came to part with our beloved Potts Point apartment. Enter LEVESONS. The result was magnificent – stylish, uncluttered, totally appropriate for the surroundings – with a great attention to detail including artworks, mirrors and books. The real estate agent was as impressed as we were, so much that she raised her initial valuation … and the price achieved exceeded all our expectations.”

“The service offered by LEVESONS was exemplary. The whole process ran smoothly from the initial visit to an efficiently prepared quote, to liaison with the real estate agent for the photoshoot. Knowing we had moved far away, LEVESONS provided regular updates and displayed great empathy. We cannot recommend LEVESONS strongly enough.”

David and Lindsay ASHTON

“Style, warmth, continuity and flexibility... LEVESONS provided not just wonderful furniture but everything, from the lamps to the towels to the artwork. We never dreamed our house could look the way it did for the first inspection.”

“LEVESONS have now assisted us to sell three properties over the past two years. We have found their vision in each case unique. They have a very special flair and access to an amazing range of styles and colours. Their eye for that ‘wow’ factor was always just what was needed to lift the price.”

Max and Diane LYNCH

“We truly felt that we had given our home the best possible chance of achieving the best possible result. After auction we knew we’d done the right thing.”

“The cost for your makeover was $6,000, which was easily the most cost-effective marketing expense we made and we estimate we recovered that expense twenty-fold. Kris, you are such a nice person, your creative ideas just awesome and the outcome a fabulous looking house and a great sale result.”

Chris & Deborah RENDLE

“We never dreamed our home could look that way and we had second thoughts about selling. After the auction result we couldn’t have been happier. It was a small price to pay to maximise our most important asset."

“I have been using LEVESONS for ten years and every one of my vendors who has gone down the path at my encouragement has been thrilled with the result.”

“As all of our projects have been of different architectural styles, LEVESONS has a great sense of finesse in choosing the correct style of furniture to suit each situation. Ranging from conventional to ultra-slick and modern furnishings, they brought the touch to make sure the makeover was correct in every detail.”

“Our company has been involved in building and developing a range of boutique developments from single terrace homes to designer apartments. LEVESONS has an expert and professional approach to styling our display apartments and is at the forefront of the latest style and trends in furniture.”

“LEVESONS were able to quickly and effortlessly pinpoint our look and assembled a chic, comfortable and polished interior for our Australian Fashion Week trade stand. They more than impressed our clients with the image we wished to project. Their strengths seem to be not only in identifying the right look but in subtly defining the desired atmosphere in an incredibly short amount of time. In short, they ‘get’ it.”

IMPRINT PR Consulting

“At Christie’s International Real Estate, we represent a range of rare and significant properties, each one requiring a unique and tailor made approach to marketing. LEVESONS is a preferred partner given their undoubted strength in lending the necessary thought when deciding exactly how best to present any of these homes. The ability to style and think independently separate from any other job is critical for our clients. Kris and her team have consistently succeeded in styling our properties in such a way that the end result is natural, distinctive and complementary to everything we are trying to achieve for the owners.”

Darren CURTIS Sales Director

“LEVESONS are the best in their field in creating the WOW factor. I’ve used Greg Leveson’s family business for more than 15 years to make the properties I’m marketing stand out from the rest, not only on the web but, more importantly, in the ‘flesh.’”

“The difference between LEVESONS and the plethora of styling companies that have sprung up in the last decade is their background in antiques and furniture retailing and design. They have procured a wealth of fabulous and eclectic furniture and accessories that are then matched perfectly to the home’s décor, room sizes, age/style of renovation to bring out its best. They don’t place rooms of store bought furniture into each house at a bargain rate – and you can easily spot the difference.”

“I have worked with LEVESONS for over 10 years as my preferred stylist for properties I sell. Selling is a stressful time for any vendor and Levesons are outstanding in providing a great result with a caring and considerate approach. The furniture they use is always top quality and unique, artworks are original and interesting. LEVESONS always work with myself and the vendor to make sure the styling reflects that target market of buyers we are trying to attract. On top of all this they are delightful to deal with, always pleasant with a ‘can do’ attitude.”

“It gives me great pleasure to commend you and your team for the work you have done on a recent McMahons Point property. My vendors appointed you to style the home as it was unfurnished due to the fact they had already purchased elsewhere and moved. You styled the home to perfection and we sold the property in under a week prior to the scheduled auction. Some of the groups who had seen the property (previously on the market September 2011) asked if the vendors had renovated the home since it was last sold. To their amazement we replied that it was the styling.”
